The Need

Almost one hundred twenty years ago, the Trinity Episcopal Church worshiped for the first time under a roof which came with a century-long guarantee. That same roof has covered our heads for longer than we expected it could. But now that roof is showing its age. The slate has deteriorated badly. The roof is failing and slates are falling. Leaks have appeared causing damage we see and more which has yet to be appraised. Our stained glass dormer windows are in need of repair to ensure their permanence in our sanctuary. The gutters and drainage systems need attention. There are essential changes we must make to increase accessibility and security. Through this campaign, we will protect and preserve Trinity Church—from its top to its bottom—solving the issues we’ve already seen and saving for unforeseeable issues in the future.

New Roof

To safeguard our structure and all who pass through it, we will replace the nave and tower roofs and repair masonry on the tower necessary for those roof improvements. We will also repair the stained glass windows in the dormers and add LED lighting for aesthetic and safety purposes. The cost of these repairs, including (net) architectural fees is estimated to be $281,451.

Exterior Repairs & Improvements

To ensure that our parking lot remains clear of standing water, we will unclog and re-engineer the drainage. We will clear and repair all malfunctioning downspouts on the property. We have replaced the accessibility ramp into the Upper Parish Hall. We will repair all wooden exterior doors to create secure entrances, painting and repairing exterior woodwork for the prevention of further deterioration. The cost of these repairs is estimated to be $55,460.

Stained Glass Repairs

In the 1990s, we made improvements to the stained glass windows in the nave as best as our budget allowed. We will finish those repairs, whole-heartedly and in full. The cost of these repairs is estimated to be $50,000.

Other Expenses

There are costs associated with this sort of capital campaign and the resulting improvements we hope to make. Campaign debts and expenses, software and consulting services, contingencies, and construction loan interest through the renovation process all have to be accounted for during this process. These campaign expenses are estimated to be $58,437.

For the Future

This campaign will enable us to endow a maintenance fund. Created by the vestry to be a separate, restricted resource for scheduled and unscheduled maintenance projects and to be used only with vestry approval, this account is different from—and in addition to—the annual maintenance line item as part of our regular operating budget. The amount dedicated to this fund by our campaign is $26,682.

Our Challenge Goal

You have expressed great support for these projects! We look forward to working together to make these improvements happen. You support has encouraged us to establish a challenge goal. In the interest of good stewardship and fiscal responsibility, any and all funds exceeding our campaign goal will be used for debt reduction and increasing the maintenance fund. The amount of our challenge goal is $21,970.
