The Need

The Rebuild, Restore, Renew capital campaign is our opportunity to be good stewards of this blessed place, preparing St. Paul’s for a future of vital ministry. Please give generously.

To address hazards to health and safety, ensure continued revenue, or to take advantage of directed contributions, funds on hand were used to complete some capital projects. These funds (marked with an *) must now be repaid.

Chimney, Boiler Manifold
The boiler located in a room adjoining McEwan Hall provides hot water to heat the entire education wing. The masonry chimney, which exhausts combustion gases from this boiler, had developed cracks and had to be repaired. Failure to complete this repair, including removal of asbestos, would have jeopardized the ability of the church to rent the education wing, depriving the church of an important source of income. Cost: $23,380*

Replace Kitchen Equipment
The kitchen is an important part of our parish life and is necessary to ensure continued rental income from use of the education wing and events in McEwan Hall. The two stoves were approximately fifteen years old and proving unreliable and difficult to repair. The exhaust hood did not comply with current codes, jeopardizing our ability to rent the education wing to current and future tenants that serve food, such as ACAP Head Start. In response, we replaced two current stoves with one commercial-grade stove and upgraded the exhaust hood system to bring it to code. Cost: $25,344*

Renovate Blue Room and Library
A directed gift to the capital campaign provided for repair and re-upholstering of furniture in the Blue Room and library. Cost: $16,165*

Wireless Audio System
Necessary upgrades and repairs to the nave sound system were completed. Cost: $1,200*

Asbestos Tile Testing
Tiles were tested for asbestos content to ensure safety during the renovations. Cost: $450*

Church Parking Lot
St. Paul’s is fortunate to have a large parking lot, but it has deteriorated badly over the years. Our deteriorated parking lot is unsightly and this increasingly dangerous surface represents an ongoing liability for the parish. Through the campaign, we
will remove, bed, and repave our lot. Cost: $80,000

McEwan Hall Floor
The vinyl-tile floor in McEwan Hall has deteriorated. It is difficult to clean and maintain, and loose tiles present a safety hazard. Through the campaign, we will retile over the current floor—the least expensive option as it would avoid the high costs of asbestos abatement. Cost: $10,000

Rectory Driveway
The rectory is parish property and represents an asset that should be maintained to ensure its usefulness and marketability. The deteriorated rectory driveway is both unsightly and a safety hazard. It will be resurfaced and repaved. Cost: $5,500

Consultant Fees
Fees paid to the capital campaign consultant will be charged against campaign proceeds. The parish has borrowed some funds from the endowment funds to cover these up-front costs. The borrowed funds must be repaid to the endowment funds. Cost: $34,370

Costs associated with conducting the campaign (e.g., postage, food, guest travel) will be charged against campaign proceeds. Cost: $2,000

CHALLENGE GOAL ITEMS
By raising funds beyond our primary goal, we will be able to complete the following challenge goal items.

Rectory Bathroom
Parish leadership committed to replacing the dated fixtures and tile in the rectory second floor bathroom when Fr. McMillan was called in 2010. We will replace fixtures and install a tub-wall insert in the rectory’s second floor bathroom. This will help maintain attractiveness and marketability of this parish asset. Cost: $3,325

Ambulatory Ceiling
The ceiling tiles in the ambulatory’s suspended ceiling suffered extensive water damage due to the leaking roof, which has been repaired. Cost estimate assumes that parish volunteers will be able to remove the existing tiles, but installation of replacement tiles is not considered feasible for available volunteers. We will replace the ambulatory’s ceiling tiles. Cost: $11,335

Stained Glass Protective Panels
The stained glass windows in the nave are protected on the outside from physical and ultraviolet-light damage by plastic panels. With time, many of these protective panels have deteriorated or have been broken. We will repair or replace protective panels over stained-glass windows. Cost: $9,000

Renovate Choir-wing Restrooms
Within the past few years, the parish added a family restroom and upgraded the two education-wing restrooms, making them handicapped accessible. However, these bathrooms are a considerable distance from the nave and cannot be used when Head Start is in session. We will renovate the choir-wing restrooms to provide at least one handicapped-accessible restroom. Cost: $15,000

Altar Marble
Although strikingly beautiful, the marble steps leading to the altar are badly stained from years of use. We will professionally clean, remove stains, and polish the marble floor and steps around the altar. Cost: $9,500

Chapel Restroom
Staff, parishioners and others using the chapel are not able to access the education wing restrooms during nursery school hours. This project will provide a “half bath” near the chapel. Cost: $25,000

Choir Room Lighting
Lighting in the choir room is dim and of poor quality, requiring make-shift lights for rehearsals. This project will install energy-efficient lighting suitable for the space and purpose of the room. Cost: $4,000

Chapel Ceiling Fans
The small chapel can heat rapidly and become very uncomfortable in the summer. This project will install two ceiling fans and controls—a more energy-efficient and affordable alternative than cost-prohibitive air conditioning. Cost: $3,500

Rectory Improvements
The rectory doors and the back stoop are in need of repair or replacement due to normal wear and tear. We will replace deteriorating rectory doors, repair the back stoop, and add a rear deck to the rectory. Cost: $7,500

Landscaping
The current foundation beds require more maintenance than parish volunteers can provide or the parish annual budget can support. Replacement of perennials and mulch with low-maintenance materials, such as pea gravel or stone chips will preserve the attractiveness of the building, improve water runoff, reduce herbicide use and reduce overall maintenance costs. Cost: $10,000

Paint Nave
Parishioners and visitors looking to the heavens in the nave immediately notice the peeling ceiling paint above the altar—the result of a leaking roof that has been repaired. We will remove the peeling paint and repaint the nave ceiling and high walls. Cost: $10,000
